Local Market Knowledge. Community Insight. Clear Guidance.
Tredyffrin and Easttown townships are among the Main Line communities I know well. I help buyers and sellers understand the Tredyffrin/Easttown School District real estate market, compare neighborhoods, evaluate opportunities and make clear decisions based on current data and local knowledge.
From Berwyn and Paoli to Devon, Chesterbrook and Malvern-area addresses within the school district, the area offers a mix of established neighborhoods, distinctive homes, convenient transportation and access to Main Line shopping, dining and community life. I help buyers understand how those differences can affect value, lifestyle and resale potential.

Tredyffrin/Easttown School District Real Estate Market
The Tredyffrin/Easttown School District real estate market can vary significantly from month to month, especially because changes in the mix of homes sold can influence median prices and other statistics. Looking at inventory, days on market, pending sales and pricing together provides a clearer picture of what buyers and sellers are actually experiencing.
September 2026 Tredyffrin/Easttown School District Market Statistics
67 new listings
33 homes pending
48 homes sold
$939,500 median sold price
2.0 months of supply
18 cumulative days on market

What the Numbers Mean for Buyers and Sellers
In September 2026, Tredyffrin/Easttown pending activity increased about 22% from August while available inventory was almost unchanged. Days on market fell by four days to 16, suggesting a quicker pace among a similar-sized selection of homes. The $939,500 median sold price was about 25% higher, but that reflects the homes sold and does not mean every property gained 25% in value. Buyers should have financing and priorities ready when a good match appears. Sellers can benefit from the busier pace by presenting a well-prepared home at a price supported by recent, similar local sales.

Whether you are thinking about selling a home in Tredyffrin Township or Easttown Township or looking for the right home in the Tredyffrin/Easttown School District, local market knowledge matters.
For Tredyffrin/Easttown Sellers
Whether you are looking for a walkable location near shops and restaurants, an established neighborhood, a planned community or a home with more privacy and space, the Tredyffrin/Easttown School District offers distinctly different places to live. Berwyn, Paoli, Devon, Chesterbrook and nearby Malvern area addresses each offer their own mix of housing, convenience and community character.

For Tredyffrin/Easttown Buyers
Buying in the Tredyffrin/Easttown School District often means comparing more than houses. I help buyers evaluate those pieces together so they can move forward with a clear understanding of what they are buying and why it fits.
One of my favorite ways to understand a community is through the places people return to again and again. My Tredyffrin/Easttown community videos highlight local traditions, businesses, restaurants and gathering places that are part of everyday life here.

Choosing Where to Live in Tredyffrin/Easttown

Tredyffrin/Easttown Neighborhoods and Communities
Tredyffrin and Easttown are well connected to the rest of the Main Line and Philadelphia. SEPTA’s Paoli/Thorndale Line serves stations including Devon, Berwyn and Paoli, while major roads such as Lancaster Avenue and Route 202 provide access throughout the area. Transportation, commuting time and proximity to shopping and everyday services can make a meaningful difference when comparing neighborhoods and homes.
Tredyffrin and Easttown offer buyers a wide range of housing and neighborhood settings, from established neighborhoods near Devon, Berwyn and Paoli to single-family homes on larger properties with more privacy and space. Buyers can also find townhomes, condominiums and homes in more walkable locations close to shopping, transportation and everyday services. Understanding these differences can help buyers decide which part of the school district best fits their lifestyle, priorities and budget.
Devon, Berwyn and Paoli
Devon, Berwyn and Paoli each offer a different mix of residential neighborhoods, shopping, dining and transportation. Some buyers are drawn to locations near the Paoli/Thorndale Line and Lancaster Avenue for convenience, while others prefer quieter residential streets or larger properties farther from the commercial areas. Paoli and Chesterbrook
Paoli and Chesterbrook offer different residential experiences within the Tredyffrin/Easttown School District. Paoli combines established neighborhoods with access to the train station, shopping and major roads, while Chesterbrook is known for planned communities, townhomes, condominiums and single-family homes near parks and open space.
Understanding Tredyffrin/Easttown Mailing Addresses
Mailing addresses do not always line up neatly with township or school district boundaries. A property may have a Devon, Berwyn, Paoli, Chesterbrook or Malvern mailing address while being located within Tredyffrin or Easttown Township. Buyers should confirm the municipality, school district and property taxes for every home they are considering.
