Meet Michelle Leonard, REALTOR® and “The Hat Lady”
Main Line Real Estate Strategy with a Personal Touch
The Market doesn’t determine my success. It determines my strategy.
I’m Michelle Leonard, a Main Line REALTOR® with Keller Williams Realty. Since 1987, I have helped buyers and sellers make informed real estate decisions using clear information, local market knowledge and a strategy designed around their goals.
Recognized as a Main Line Today magazine Power Woman, I bring nearly four decades of real estate experience, market knowledge and deep community connections to every client relationship.
My primary focus is Lower Merion, Haverford, Radnor and Tredyffrin/Easttown, and I also serve buyers and sellers throughout Montgomery, Delaware, Chester and Philadelphia counties.
Whether you are preparing to sell a longtime family home, starting a home search or simply trying to understand what today’s market means for you, my job is to help you see the options clearly and decide what to do next.

From Mount Holyoke Mathematics to Main Line Real Estate
As a mathematics major from Mount Holyoke College, I have always been drawn to numbers, patterns and problem-solving. That background still shapes the way I practice real estate today.
I study market statistics, comparable sales, inventory, buyer activity, showing feedback and changing local conditions. But collecting numbers is not enough. Information without interpretation is just noise.
My responsibility is to explain what the data means for you, your property and your next decision. I do not rely on guesswork, and I do not make excuses when the market changes.
I study the market, explain it clearly and adjust the strategy.
Real estate is never just about numbers. It is about understanding the people, the property and the current pulse of the local market..

For Sellers: A Home Should Be Launched, Not Just Listed
A home should not just be listed. It should be launched.
My goal is to position your home as the Best Buy on the Block by focusing on the Three Ps:
Preparation
Buyers do not fall in love with potential.
Buyers do not fall in love with potential. I help you determine what should be repaired, improved, simplified or highlighted so your home makes the strongest possible first impression.
Pricing
Pricing is not about choosing the number we hope a buyer will pay. It is about studying the competition, recent sales, inventory and buyer behavior to position your home strategically in the current market.
Promotion
Your home deserves more than a yard sign and an online listing. I launch it with a digital-first marketing strategy designed to attract attention, communicate value and reach the right buyers.
Once your home is on the market, communication becomes even more important. I provide regular seller updates that examine competing listings, recent sales, showing activity, buyer feedback and relevant online engagement.
When the evidence tells us the strategy should change, I explain why and recommend a clear next step.

For Buyers: Clear Guidance, One Step at a Time
“Buying a home can feel like trying to eat an elephant. You do it one bite at a time.”
From our first conversation through settlement, I guide you through the process one clear step at a time. We start by understanding what you can comfortably spend, how much cash you have available and what matters most to you in the home and the location..
Then I help you evaluate neighborhoods and properties, understand the local market, compare value, identify negotiating leverage, prepare a competitive offer and navigate inspections, financing and settlement.
I also coordinate with lenders, inspectors, title professionals and the other people involved in the transaction so you understand what is happening, what comes next and what needs your attention.
My role is more than opening doors. I am your educator, strategist and advocate, always mindful that we are dealing with your home, your future and your money.

More Than Houses: The Hat Lady Difference
Throughout the Main Line, many people know me as “The Hat Lady.”
The hats may be what people notice first, but behind them is a genuine connection to the communities I serve. My neighborhood videos, local food tours, community stories and support for area businesses reflect something important about the way I work: I do not simply sell houses here. I take the time to understand what makes each place feel like home.
From Lower Merion and Haverford to Radnor and Tredyffrin/Easttown, each area has its own personality, traditions, neighborhoods and way of life. I help buyers understand those differences, and I help sellers communicate the value of the location and lifestyle surrounding their home.
Hats. Homes. Hospitality.
It’s not just what I do. It’s who I am.

What Clients Say
The best measure of my work is not simply what happens at settlement. It is whether clients continue to trust me long after the transaction is over.
“Nearly two years after helping me purchase my home, Michelle remains someone I trust and feel comfortable calling for guidance, even when another agent is handling the transaction. Our relationship continued well beyond the closing. Michelle communicates consistently, keeps me informed and follows through. My experiences with other agents have made me appreciate even more the exceptional level of care and attention Michelle provides.”
-Danielle Rock
Danielle’s experience reflects something that has always mattered to me: a closing may end a transaction, but it does not have to end a relationship. My clients know they can call me when they have a real estate question, need guidance or simply want a trusted perspective.
Let’s Talk About Your Next Move
Whether you are considering selling, starting a home search or simply trying to understand what today’s Main Line real estate market means for you, I am always happy to start with a conversation.
There is no one strategy for every person, every property or every market. The right strategy begins with understanding your goals and studying the facts.
No pressure. No sales pitch. Just a conversation about where you are, where you want to go and the strategy to get you there.
